Be Honest… Have You Thought About Selling Your Savannah Home?
Life Lately in Savannah
Outside of real estate, Savannah has been full of those simple, everyday moments that make this place what it is.
Soccer season has been wrapping up, which means a lot of time spent out on the field lately. It’s one of those seasons you don’t get back, so you soak it in while you can.

On the local side, The Wyld Dock Bar is still at the top of the list — hard to beat marsh views and fresh seafood when the weather starts warming up.

And if you're looking for something to do, the SCAD Sidewalk Arts Festival is coming back to Forsyth Park, turning the city into a full outdoor gallery for the day.

It's a mix of everyday life and small moments — which, honestly, is what Savannah does best.

For years, we’ve been digging out this same swale every summer- pulling out muck, fighting grass, and watching the driveway flood again with the next heavy rain.

This year, we finally called it: enough of the temporary fixes, and committed to doing it right. We installed a true dry creek bed with a French drain beneath it, solving the problem at its source instead of just managing the symptoms.

It’s a reminder that the projects we avoid or patch together tend to keep calling us back, but when we invest the time, effort, and resources to do something well the first time, not only do we fix the issue—we create something lasting, functional, and unexpectedly beautiful.

This month felt a little like real estate magic, with an important reminder along the way.
We had a buyer call us in a panic. They were relocating from out of state after flying in for their daughter to audition and get accepted into Savannah Arts Academy, which is no small feat. They had a home under contract with us, but the inspection uncovered major issues and the sellers wouldn’t make repairs. As much as they loved the house and the location, it didn’t make sense for the price, so they made the hard call to walk away.
Even though school doesn’t start until August, they needed a plan now. Between work, timing, and just wanting peace of mind, waiting wasn’t really an option. Renting was starting to feel like their only path.
At the very same time, a past client reached out. Their child had just graduated from Savannah Arts Academy, and they were ready to move back downtown. They weren’t in a rush, but they did want to maximize their sale.
The timing couldn’t have been better.
We connected the two, did a video tour for the buyers, flew the husband in to see it in person, and they went under contract without the home ever hitting the market. The sellers got top dollar, the highest price per square foot for a similar home in Ardsley, and the buyers landed exactly where they needed to be.
It all came together, but only because they were willing to walk away from something that wasn’t right.
Sometimes the best decision isn’t the easy one. Sometimes it is the one that makes everything else fall into place.
What's Happening in the Savannah Market Right Now
That curiosity isn’t random. It’s tied directly to what’s happening in the market.
Right now in Savannah:
- Inventory has climbed to 7+ months of supply
- Home values have adjusted down 3–10% compared to last year
- Price reductions are becoming more common
- Well-priced, move-in ready homes are still standing out
What does that mean?
The market has shifted.
It’s not the fast-paced, highly competitive environment we saw over the past few years. Buyers have more options, and sellers need to be more strategic.
Which is exactly why more homeowners are starting to ask what their home is worth today — not last year.
A Real Example of How Things Can Come Together
Sometimes the best insight comes from real life.
Recently, a relocating family had a home under contract, but the inspection uncovered major issues. The sellers weren’t willing to make repairs, and even though the buyers loved the home, they made the difficult decision to walk away.
At the same time, a past client was preparing to sell.
The timing lined up perfectly.
- The buyers found the right home
- The sellers achieved top dollar
- The home never even hit the market
It all worked out — but only because someone chose not to move forward with the wrong situation.
Sometimes the best decision isn’t the easiest one. It’s the one that makes everything else fall into place.
The Bigger Lesson
There’s a similar pattern in homeownership itself.
For years, one property dealt with the same drainage issue — digging it out, patching it, managing it season after season.
Eventually, the decision was made to fix it the right way: installing a proper system instead of continuing temporary fixes.
The result wasn’t just a solution — it created something functional, lasting, and even improved the overall property.
That same idea applies here.
Sometimes, having the right information — and making a clear decision — changes everything.
