Savannah Housing Market Update: Fall 2026
If you’ve been wondering what’s happening with home prices in Savannah, here’s a plain look at the numbers from July through September 2026.
Prices Held Steady
The median home in the Savannah area sold for $350,000, the same as this time last year. Prices dipped a little over the past few quarters, and this quarter they stopped falling.
Homes Are Taking Longer to Sell
The typical home took 54 days to sell, which is 12 days longer than last year. There are also more homes for sale. Active listings are up about 23% from last year.
Pricing Right Makes a Big Difference
This is the biggest takeaway for sellers:
- Homes priced right from the start sold in about 16 days at full asking price.
- Homes that needed a price cut took about 110 days and sold for about 92% of their original price.
- About 1 in 3 listings didn’t sell at all.
On a $350,000 home, a price cut can mean roughly $27,000 less at closing, plus extra months of mortgage, utilities, and upkeep.
Sellers Are Helping With Closing Costs
In about 2 out of 3 sales, the seller paid part of the buyer’s closing costs. The typical amount was around $10,000. If you’re selling soon, it helps to plan for this up front.
Good News for Buyers
Buyers have more choices than they’ve had in years, especially at lower price points. The number of homes for sale between $150K and $250K more than doubled compared to last year. Pending sales are also up, which means more buyers are getting under contract.
How Each County Compared
| County | Median Price | Days to Sell | Change in Price |
|---|---|---|---|
| Chatham | $360,000 | 56 | Down 0.6% |
| Effingham | $345,000 | 53 | Down 4.2% |
| Bryan | $446,790 | 32 | Up 8.4% |
| Liberty | $275,000 | 67 | Down 1.4% |
Bryan County was the standout. It had more sales, higher prices, and faster sales than last year.
