The Savannah real estate market closed out August with an increase in buyer activity and average home prices, even as fewer new listings entered the market. Pending and closed sales both increased, while active inventory remained above 3,400 homes.

At the same time, average days on market increased notably, reinforcing the importance of pricing and positioning for sellers as we head toward fall.

Here’s a closer look at what happened across the Savannah MLS service area between August 24–30, 2026.

This Week's Takeaway

Buyer activity strengthened this week, with more homes going under contract and more transactions reaching the closing table. Average prices also moved higher. However, homes took longer to sell on average, suggesting buyers still have time to compare their options in a market with substantial inventory.

Key Market Statistics

  • Active Listings: 3,471
  • New Listings: 180 (down from 202 the previous week)
  • Homes Under Contract: 175 (up from 154)
  • Closed Sales: 150 (up from 147)
  • Average Days on Market: 90 (up from 68)
  • Average Sales Price: $401,945 (up from $384,335)
  • Price Reductions: 297 (down from 345)
  • Expired Listings: 18

Fewer New Listings, but Inventory Remains Healthy

New listings declined from 202 to 180, while total active inventory edged down from 3,497 to 3,471 homes.

Although both figures decreased, buyers searching for homes for sale in Savannah continue to have a substantial selection of properties available across different neighborhoods, property types, and price ranges.

For sellers, this means competition remains an important factor. Buyers have choices, making accurate pricing, strong presentation, and effective marketing especially valuable.

Buyer Activity Picks Up

One of the strongest signals this week came from pending sales.

A total of 175 homes went under contract, up from 154 the previous week. That's an increase of approximately 14% week over week.

Pending contracts also outpaced the week's 150 closed sales by 25 transactions. While not every pending transaction is guaranteed to close, the increase shows buyers remained engaged as August came to an end.

Closed Sales Remain Steady

Closed sales increased slightly from 147 to 150.

Combined with the increase in pending contracts, this suggests that transaction activity remains healthy even as the market transitions from the peak summer season toward fall.

We'll continue watching whether the increase in pending sales carries into September.

Average Sales Price Moves Back Above $400K

The average sales price increased from $384,335 to $401,945 this week.

As with every weekly report, it's important to put this number in context. A higher weekly average does not necessarily mean individual Savannah home values increased by the same percentage.

Weekly averages are influenced by the mix of homes that close during each reporting period, including their locations, property types, and price ranges. Longer-term trends and comparable sales provide a better picture of an individual property's value.

Homes Are Taking Longer to Sell

Average days on market increased from 68 to 90 days, one of the most notable changes in this week's data.

This doesn't mean every home is taking three months to sell. Some properties will move much faster, while others may remain available considerably longer.

However, the increase is an important reminder that buyers currently have options. Sellers should pay close attention to how their property compares with competing listings from the moment it enters the market.

Price Reductions Decline

Interestingly, price reductions fell from 345 to 297 despite the increase in average days on market.

That's an encouraging shift, but nearly 300 price reductions in a single week still demonstrate how important pricing strategy remains.

Rather than waiting for the market to correct an ambitious asking price, sellers can benefit from reviewing recent comparable sales and current competition before listing.

What This Means for Buyers

Buyers are heading into September with more than 3,400 active listings to choose from.

Pending sales increased this week, so demand hasn't disappeared. However, longer average market times and substantial inventory may give buyers more opportunity to carefully evaluate properties in certain segments of the market.

The conditions for a specific home can vary significantly by neighborhood and price point, so broad Savannah statistics should always be paired with hyperlocal market information.

What This Means for Sellers

There are still active buyers in the market, as demonstrated by the increase in pending contracts. But with average days on market reaching 90 and more than 3,400 active listings available, sellers need a strategy designed for today's conditions.

Accurate pricing, professional presentation, quality photography, and strong marketing can help a home compete for attention rather than getting lost among available inventory.

Savannah Real Estate Outlook

As August comes to a close, the Savannah real estate market is showing a mix of encouraging buyer activity and signs of greater selectivity.

Pending and closed sales increased, average prices moved higher, and price reductions declined. At the same time, average days on market increased considerably.

As we move into September, we'll be watching whether stronger pending activity continues and whether market times remain elevated. Looking at these indicators together, rather than focusing on a single number, provides a clearer picture of where Savannah real estate is headed this fall.
